What is vacant home staging?

We take your empty home and strategically furnish and design it to help you sell your property faster and get the highest offer.*

Our process:

  • Fill out our staging questionnaire.

  • We visit the property and assess it.

    We currently offer vacant home staging in Philadelphia and its suburbs.

  • We send you a vacant home staging proposal.

    After you sign the contract and pay a deposit, you’ll book a three-day installation window.

  • Before installation, you’ll clean the property so it’s ready for staging.

  • During installation, we move in all of the furniture and accessories to make your home shine.

  • After you accept an offer on your home, you’ll pop some champagne and let us know when it’s time for us to move our things out so you can prepare for the closing process.

Vacant Home Staging FAQs

  • You can expect to pay between 0.5% and 2% of the home’s list price for vacant home staging. Factors that affect cost include how large the home is, how many rooms need to be staged, and how high-end of a look you want to achieve.

  • Oftentimes, the seller is responsible for paying for vacant home staging. Sometimes realtors pay for vacant home staging on behalf of their clients. And in some cases realtors and sellers split vacant home staging costs.

  • You’ve chosen to work with us because you trust our expertise and taste. All that’s left for you to do is sit back, let us work our magic, and wait for the offers to come in.

  • You’re hiring us to help you sell your home faster, so we do not offer pro-rated pricing if your home sells before our standard 60-day furniture rental contract ends.

  • Because our work begins as soon as you sign the contract, and there are so many factors out of our control and scope of work that can push back your closing, we require upfront payment for our staging services.

Occupied Home Staging

If you or your client will be living in the home while it’s for sale, you’ll need our Occupied Home Staging Services, of which we offer two options.

  • Our staging expert walks through your home with you and makes personalized suggestions for how you can make your home shine in listing photos, during open houses, and on showings.

    We also share pre-packing suggestions to make your move less overwhelming once you accept an offer.

    After our in-home consultation, it’s up to you to implement the changes our staging expert suggests.

    Cost: Starts at $300 for a 2-hour consultation

  • We implement our staging suggestions so you don’t have to lift a finger.

    For example, we might put away superfluous furniture, de-personalize your decor to make it appeal to more buyers, and rearrange your furniture to maximize the function of each room.

    Cost: Starts at $200/hour
